Whether you are a current resident or thinking about making Three Lakes your home, here are some commonly asked questions about the neighborhood.  More detailed descriptions can be found in the Bylaws, Covenants, and Design Guidelines.

Three Lakes Assessments are $250 per year, ($25 Late Fee if paid after March 31st).

This covers landscaping around the entrances and maintenance of entrances and common areas. 

Three Lakes is in the St. Charles D303 boundaries.

Both St. Charles and Elgin townships have different dates.  Check out the BRUSH PICKUP page to learn which township you are in and which dates pickups are.

Fences are only allowed around pools and bordering sports/tennis courts and must be picket-fence style (not chain-linked).

Underground Fences are allowed for your four-legged friends.

Yes, but only in-ground swimming pools are allowed.

Yes! One garden is allowed as long as it is less than 1200 sqft, in your backyard, and 10 feet from your property line.

No more than two of each commonly accepted household pets are allowed per home. No livestock, domestic farm animals, or reptiles.  Domestic pets may not be allowed to run freely from their owner’s lot without a leash.  No dog kennels or animal shelters.

Barbecues, grills, and fire pits are allowed.  No open fires or open burning of refuse is allowed.

Generally speaking, businesses where people are coming and going are not allowed. If you own a business and work from a home office and work from home, generally that is allowed.

Download the design form, fill it out, and submit it to Brian Preglar at [email protected], the property manager.  He will get it to the HOA Board so the Design Committee can review it.

  • No. The property lines of homeowners that live around the lakes meet in the middle – they are therefore property owners into the lakes.  The residents around each lake generally work together and cover the cost to provide annual treatment for their lake to remain a healthy aquatic environment.  General funds provided by all homeowners in the form of the annual assessment are not use to cover this cost.
  • Invited guests of “lake” homeowners may also enjoy the water amenity; catch and release fishing, swimming, kayaking, paddle boarding. No motorized craft.
  • The retention pond along Stevens Road is owned by the HOA.  For insurance reasons, this pond is marked “No Trespassing” and is not open to residents or nonresidents for water activities.

Yes there is actually!  

If you are in the larger part of the neighborhood, take Pine Road and carefully cross Stevens Road.  Go to the very end where it dead ends.  There is a path that takes you to the Reserve of Thornwood.  Head south down that road and access the bike/walking path that runs parallel to Silver Glen to get over to the Randall Shopping Centers.

  1. Identify which fire department is serviced by your home.  It is listed on your tax bill or letters right on the sign.
  2. Contact the fire department and ask for a replacement.  It should not cost anything.
